GAB Community Institute Corp

1. Program Purpose

The American Dreams Program aims to promote access to affordable housing and real estate investment for active members of the GAB Community Institute by offering properties (land and houses) through exclusive raffles and direct financing at below-market prices.

2. Eligibility

• Only active members of the GAB Community Institute (individual, professional, or business members) are eligible.

• Each member may register for one raffle at a time.

• Members who win a property cannot participate in future raffles until the financed property is fully paid off.
   

3. Raffle Registration

• Registration is free for active members.

• Each property will accept between 20 to 50 applicants.

• The raffle will be conducted online and transparently, determining the order of priority.
   

4. Post-Raffle Procedures

• The first selected applicant has 24 hours to pay a fixed US$100 down payment.

• If payment is not made in time, the opportunity will pass to the next candidate on the list.
   

5. Required Documentation After Winning

The selected member must submit:

• Valid identification (passport, driver’s license, or national ID);

• Recent bank statement;

• Signed contract (Land Contract or Mortgage Agreement depending on the property type).
   

6. Financing Structure

• Monthly payments range from US$250 to US$450, with simple interest of 16% annually.

• Fixed installments over up to 60 months.

• Monthly payments include: GAB administrative fee and, for land, annual property taxes.

• Closing costs are included in the total financed amount.
   

7. Insurance and Taxes

• All properties will carry mandatory insurance, included in the monthly installment (between US$3 and US$25/month).

• Insurance will remain under the GAB’s name until full ownership transfer.
   

8. Ownership Transfer

• Ownership will be transferred only after full payment of the property.

• Title will be issued via Quit Claim Deed or Warranty Deed, depending on the property.
   

9. Late Payments and Default

• Failure to pay two consecutive installments will result in contract cancellation, with loss of all prior payments.

• The property will be returned to the program for re-offering.

• No refunds will be issued in case of cancellation due to default.
   

10. Non-Transferability

• The property may not be sold, transferred, or negotiated with third parties until fully paid off.

• The agreement is non-transferable and exclusive to the winner.
   

11. Member Portal Access

Winners will have portal access to:

• Paid installment history;

• Total amount paid and remaining balance;

• Signed contracts;

• Renegotiation or early payoff options;

• Direct communication with the support team.
   

12. Final Provisions

• The GAB Community Institute reserves the right to audit and suspend members who violate program rules.

• Any attempt of fraud or forgery will result in termination from the program and GAB membership.

• Any omitted cases will be reviewed by the Institute’s Deliberative Council.
